ESSENTIAL HOUSING
Thank you for your interest in applying to live at Presidium at Edgestone! In addition to our market rate apartment homes, a portion of our apartment homes in this community have been reserved for moderate to middle income,essential residents such as teachers, nurses, first responders, City and County Staff, and other workers. The essential housing at Presidium at Edgestone enables these workers to live in the community where they work, avoid a lengthy commute and spend more time with family.
QUALIFICATION REQUIREMENTS
Any applicant or household living in one of these essential apartment homes can earn up to the following annual incomes:
Income Limit: 60%
- 1-person household - up to $46,320
- 2-person household - up to $52,920
- 3-person household - up to $59,580
- 4-person household - up to $66,180
- 5-person household - up to $71,460
- 6-person household - up to $76,740
- 7-person household - up to $82,000
- 8-person household - up to $87,360
Income Limit: 80%
- 1-person household - up to $61,760
- 2-person household - up to $70,560
- 3-person household - up to $79,440
- 4-person household - up to $88,240
- 5-person household - up to $95,280
- 6-person household - up to $102,320
- 7-person household - up to $109,440
- 8-person household - up to $116,480

Applicants must collectively have income in an amount not less than three times the rental rate. We obtain a credit report on each applicant. Our credit reporting agency evaluates credit (which may include rent payment history) as an indicator of future rent payment performance. An unsatisfactory finding will result in the requirement of an additional deposit or denial. Applicants are responsible for ensuring their credit history is accurate.
We obtain a criminal background check on each applicant who will reside in the apartment home. It is possible your application will be denied due to criminal convictions.
APPLICATION PROCESS
During the application process, all applicants will be asked to provide:
- A complete application for every household member 62 years of age and older.
- A copy of a non-expired government-issued ID such as a driver’s license, state ID card, or passport showing that the prospective resident is at least 62 years of age.
- Proof of income including all of the following applicable items:
- Most recent and consecutive checking/saving bank statements along with Social Security Letter.
- Four of the most recent paycheck stubs.
- Most recent Federal Tax Returns.
- Other third-party documentation that may be required to prove income and/or assets.
